Design for a new single family house on a suburban lot at the end of a cul-de-sac. 4700 square feet, 5 bedrooms, 5 bathrooms, with a 600 square foot Accessory Dwelling Unit. A residential elevator will bring homeowners and guests up to the top level great room with its views to the southeast. Exterior siding to be stained cedar boards with rusty steel panels for an accent. Walls will be R-35 Structural Insulated Panels, windows will be triple glazed, and the roof has room for a huge 14kW solar array. This project is in the schematic design phase.
A new 3-story house on a small corner lot in the city. 1900 square feet with 3 bedrooms and 2-1/2 bathrooms. The great room and its balcony deck are on the top floor to enjoy views of both downtown Seattle and Mt. Rainier. Locating the front porch at the middle floor makes the entry more inviting. This project is under construction as of April 2019.
VELOCIPEDE architects designed this cabin for a professional couple and their two young sons as a weekend retreat – a place to unwind from their hectic life in the city and focus on family. Thoughtfully perched on a steep hillside overlooking a small valley outside the town Cle Elum, Washington, this budget-conscious 1,400 square foot cabin has three-bedrooms, two-baths and a bonus loft/play area. The main living/dining room is a double-height volume capped with an exposed wood ceiling supported by wood beams, all sustainably harvested FSC lumber. The property is in a Fire-Wise community, requiring all exterior finishes to be carefully chosen for fire resistance and surrounding vegetation to be cleared. High on the owners’ wish list were a connection to nature, a large deck for entertaining, and a place for the children to take off their muddy shoes after romping in the woods.
Design for a new net-zero-energy house including an airtight and superinsulated enclosure, heat recovery ventilation, and photovoltaic array. Exposed beams in double height living room ceiling. Detached Accessory Dwelling Unit (DADU) wrapped in weathering steel with spiral stair inside. Completed in summer 2018.
This water front home with lake views and covered decks off every major room is precertified as a Passive House. The project team applied best practices for energy efficiency, including superinsulation, extreme air tightness, triple glazed windows, radiant floor heating, heat pump mechanical systems, and a Heat Recovery Ventilator. Under construction, expected to be complete in autumn 2018.
New Passive House on a hilltop in Carnation, WA. Three bedrooms, two baths with an attached four-car garage. The aesthetics were inspired by rural barns which created an efficient building form to achieve the Passive House standard. This project was built by the homeowners themselves over the course of five years.
Net positive energy is achieved through super insulation, triple glazed windows, rigorous air sealing, a Heat Recovery Ventilator, solar hot water, and PV panels. The 8,800 gallon tank collects rain water from the roof to supply 100% of potable uses inside the house, the first house in King County (greater Seattle) to do so. Low toxicity materials were used throughout the building, most lumber is certified FSC, and the building is a Certified Passivhaus by PHIUS+.
New custom house on blueberry farm in Moxee, WA. Four bedrooms, three baths plus playroom loft. All rooms except the loft are on one level allowing for aging in place. The house orientation and room layout were determined by the principles of feng shui.
Natural materials are employed throughout, featuring stained concrete floors, clay plaster walls, and exposed wood roof rafters. The exterior siding is flame blackened (shou sugi ban technique) to protect it without the need for painting.
Energy use reduction is achieved through super insulation, triple glazed windows, Heat Recovery Ventilator, mini split heat pump, solar hot water, and PV panels. Certified Passivhaus by PHI.

The Building of the Eastside Harvest House
New custom single family house, 5 bedrooms, 4 baths, with 2 car attached garage. The homeowners requested a Northwest lodge style house. VELOCIPEDE responded with a true timber frame structure, a shingled and stone exterior, and a wood burning masonry heater in the two story living room.
Interior finishes feature exposed timber beams, FSC certified fir ceilings and window trim, FSC certified cherry flooring and cabinets, slate tile flooring, and Venetian plaster walls.
Designed to be net zero energy and net zero water, with an 8.4 kW photovoltaic array on the roof, superinsulated and airtight SIP wall and roof construction, triple glazed windows, and 5100 gallon buried tanks for rainwater collection. Certified LEED for Homes Platinum.
The owners came to VELOCIPEDE to design a Detached Accessory Dwelling Unit (DADU) in the back yard of their single family home. For privacy, they requested maximum separation from both their existing house and the new townhouses across the alley. The unit is 800 square-feet - the maximum allowable by code - and features an open master suite on the upper level that leads to two roof decks. At ground level are the living/dining/kitchen, laundry, guest room, and powder room. Exterior materials harmonize with those of the main Craftsman house.
New custom vacation cabin in the mountains near Leavenworth, WA. Two bedrooms, two baths plus sleeping loft. Nestled in the forest, the simple form and honest materials of this cabin lend a rustic feel. The great room at one end has a vaulted wood rafter ceiling and French doors that open to a generous porch that overlooks the Wenatchee River.
Features include radiant heated concrete floors, an indoor / outdoor wood burning soapstone fireplace, SIP roof panels, metal roofing, and a deck with a hot tub.
