Newlands Remodel and Addition
This project in the Magnolia neighborhood of Seattle included the remodel of an existing first floor kitchen, dining, and family room and new dormer and bath addition at the second floor.

On the exterior, new shingle siding was provided at the second floor complete to harmonize with the existing brick first floor. A new roof also gives the existing home a like-new feel.

The existing kitchen was cramped and dark, constrained by the adjacent basement stair and located between the dining and family rooms. Relocating the kitchen to the north allowed the dining room and family room to become one large great room with new picture windows oriented toward the backyard at west. The new kitchen features new windows on the north and west and takes advantage of an existing closet as a new refrigerator and pantry niche. A new peninsula countertop provides stool seating toward the family room to the south.

In the home's existing entry, the wall enclosing the existing stair was removed and replaced with a new wood railing for more gracious entry and borrowed light from new second floor dormer.

The new second floor dormer enlarges the existing hall and bedrooms, providing taller ceiling heights and new windows overlooking the backyard below. To the east, a small existing bedroom was converted into a closet for the master bedroom. A new bath with shower, toilet, and single basin vanity was also added at this floor.
