Joines / Hamm Addition
A 385 square foot addition nestles between the existing house and a much-loved apple tree in the clients' back yard. The original house was oriented north towards the street, which made for a gloomy interior. Expanding the house to the south allowed VELOCIPEDE to take advantage of the southern exposure-- providing sunlight, solar heat gain, and pleasant views from the new interior spaces to the large, lushly landscaped back yard.

The new dining room and new master bedroom form twin gabled volumes with a half-bath tucked between. French doors open onto the raised deck which looks over the yard and bounds a ground-level patio area.

The foundation stem walls are formed by recycled-content insulated concrete forms and poured with a 35% flyash concrete mixture. 90% of the cement in the crawlspace slab was replaced by flyash. Framing lumber is FSC Certified sustainably harvested, and advanced framing techniques proposed by the contractor allowed us to reduce overall wood use by 33%. The exterior deck is framed with arsenic-free pressure treated wood and surfaced with recycled-plastic decking.
