Huppert Remodel / ADU Addition
The remodel of this narrow, three story house with a magnificent view to the Olympic mountains includes a two story Accessory Dwelling Unit addition. In between, a new skylit entry features a pond fed by rainwater from the ADU roof.

Though similar in appearance to the main house, the ADU will incorporate more progressive construction techniques than its 20-year-old parent. The insulated-concrete-form stem walls will bear on footings of concrete mixed with 43% flyash. Walls and roof structure are SIP insulated sandwich panels skinned in OSB. Siding is cement board shimmed out to form a rain screen.

Heat is provided by a hydronic radiant slab below and a single fan coil unit above. The roof gutters gather water in reused wine barrels for irrigating the yard. Additionally, the house is a demonstration site for Seattle's eco-roof initiative and will soon have photovoltaic panels to generate enough solar electricity to power the lighting for the whole house.
